A property lawyer, Gift Nwokemba, who spoke to Legit.ng shared what the law said concerning such a situation.
She said:
"Under the landlord and tenancy law, before a tenant should carry out renovation in the property of a landlord, it must be with the express permission of that landlord and they must spell out terms upon which that renovation is being made. He cannot just carry out a renovation without informing the landlord.
"Now, if he informs the landlord and they have a stipulated agreement as to the terms of the renovation and after renovating, the landlord goes ahead to give him a notice to quit, he can sue. He can sue the landlord or write to him to demand the money that he spent in renovating the place. But whereby, the problem now, the problem comes into play when he didn't tell the landlord he's renovating and he went ahead to renovate.

"That's where the problem is because the landlord has every right to claim his property whenever he wants as long as there is a due notice given to the party. So, you see, if he didn't inform the man, the landlord, before renovating, what he should do if the renovation is very significant, what he should do is to either call the landlord and inform him that he cannot leave because of this or if he gives him a notice to quit, he can now go ahead and fight for unlawful ejection or malicious ejection. So it's 50-50."
