In a video she posted on TikTok, the lawyer, identified as Busayo Adesanya, said the best time to serve a quit notice to a tenant is when their rent is still running.
She said:
"Dear landlords, did you know that the law protects you against stubborn tenants that have refused to vacate your premises? If you think the law only shields the tenant, think again because the law also gives the landlords powerful tools if they know how to use them. Did you know that the best time to actually serve a tenant a quit notice is when their rent is still running? Yes, don't wait till their rent expires before you serve them the quit notice. That will a loss on your part. For instance, if your tenant's rent expires in December 2025, ensure to serve them latest June 2025. That way, the quit notice will be running seminuously with their rent. And by the end of December, if they do not vacate, you only need to indulge them for seven days. And that seven days is the seven days notice that yous served them.
